New high-end residential project
We present a new high-class residential complex, created with a focus on quality construction, modern vision, energy efficiency and long-term value of the property. The project is in foundation stage, and Act 16 is scheduled for the end of 2027. The prices are excluding VAT, are fixed and no indexation under the contracts.
The complex is being developed in a promising urban area with convenient access to main road connections, services, commercial establishments and daily amenities, making it suitable for both living and investment.

Payment schemes
Two main schemes are offered:
Option 1
- 30% on preliminary contract
- 30% on Act 14
- 30% on Act 15
- 10% on Act 16
Option 2
- 30% on preliminary contract
- 60% of Act 14 / Art. 181
- 10% on Act 16
We work with all banks. Assistance with bank financing is possible, including specific solutions with a banking partner under certain conditions. The project is financed entirely with own funds.
Construction and implementation
The building is designed with an emphasis on sustainability, comfort and high quality of execution. The following are set:
- Concrete C35 for greater strength
- Bathtub type waterproofing double membrane 2 x 4 mm, completed up to 50 cm above elevation +0.00
- Central sewerage
- No girders in partition walls
- Leveling the exterior walls with glue and mesh before thermal insulation for better adhesion
- Self-leveling calcium sulfate screeds throughout the building for smoother floors and better heat dissipation
- Wienerberger bricks
Facade and insulation
The facade is designed with high-class materials and a modern look:
- Stone wool 12 cm
- Large format facade panels 3 x 1.5 m, thickness 3–5 mm, from high-end manufacturers
- All metal cladding, railings and fencing elements are provided by aluminum in RAL 7016 color
- The retaining walls will be designed with decorative gabion solutions
- The balconies on the top floors will be with glass railings
- The terraces will be with raised floor, which allows for easier maintenance and revision
Windows, heating and comfort
- Reynaers aluminum windows or equivalent high-end product
- Triple glazing
- Heat pump included in the price
- Underfloor heating in all rooms
- Heating and cooling are solved with heat pumps, with the outdoor units being located on the roof, not on the facades or balconies
- System preparation “smart home”
Apartments and common areas
The apartments will be rented with:
- armored front door
- self-leveling screed
- underfloor heating
- heat pump included
- preparation for smart home
They are provided KONE elevators or equivalent high-end model. At the moment, no official possibility for finishing work has been commented on by the client.
Garages and parking spaces
Garages and parking spaces are available:
- Single garages – from 26,000 euros
- Double garages – from 45,000 euros
- Parking spaces – from 19,000 euros
- Double parking spaces – from 33,000 euros
Garages have a number of advantages:
- polished concrete on the floor
- for some of them – height 4.8 m
- possibility of using parking platforms in single garages two cars
- partition walls from thermal panels 12 cm with stone wool
- separate electricity bill
- opportunity for charging an electric vehicle
Support and security
The maintenance fee is 1.30 euro/sq.m excluding VAT and includes:
- maintenance of common areas
- complex maintenance
- 24/7 live security
Documents and transactions
The project has the basic construction and design documentation, including a building permit, construction line, layouts and construction milestone documents. Transactions are also possible through tripartite agreements.
