This building is located in a part of the neighborhood where there is a completely new building stock, just 200 meters from the metro station and close to the lake. The level of completion of the building is high and includes the following features:
Architectural and construction part:
- Construction: Monolithic, reinforced concrete, with a common foundation slab. The building is designed to withstand earthquakes of the IXth degree on the Medvedev-Sponheuer and Karnik scales.
- Masonry: External walls with ceramic bricks (25cm) with a 10cm layer of EPS thermal insulation. The total thickness of the external walls with the plaster is 40cm. The internal partition walls are built of ceramic bricks with a thickness of 25cm and 12cm.
Roof:
- Flat part with layers of bitumen vapor barrier with aluminum insert, HRS thermal insulation (10cm - 15cm), reinforced screed with slope and two layers of rolled bitumen waterproofing. The roof surfaces are drained with drainage elements.
Waterproofing:
- Completed waterproofing of the foundations and external vertical walls in the basement with proven brands such as VANDEX. Two layers of bitumen waterproofing have been laid on all open terraces and on the roof.
Facade:
- Second floor – a combination of a thermal insulation system with materials from leading manufacturers of EPS (10cm) and silicate or silicone plasters. First floor – a plinth on the ground floor made of natural stone, combined with a thermal insulation system. The balcony railings are finished according to architectural detail.
Common areas of the residential area:
- Entrance hall with individual interior design, entrance door with aluminum cold-cut profile, walls and ceilings filled with lime-cement plaster and fine gypsum putty with aluminum corner protectors. Floors and steps made of natural stone, aluminum stair railings. Lighting with installed ceiling lights and electricity meters. The open lots at CEZ Distribution Bulgaria are a commitment to the users.
Vertical layout:
- Sidewalks made of vibro-pressed concrete products, completed approaches to the entrance of the building and garages, laid pavements to the parking spaces, landscaping with decorative, tree and grass plantings.
Housing:
- Walls and ceilings with lime-cement plasters and laid aluminum corner protectors. Internal partition brick walls with a thickness of 12cm and 25cm. Floors in dry rooms with leveling cement-sand screed, in wet rooms with cement screed with a slope towards the siphons. The balconies are finished with screed and two layers of gas-fired bitumen waterproofing, paved with frost-resistant granite tiles. The external PVC joinery is with triple glazing, quality German profile.
Plumbing and electrical installations:
- Plumbing with polypropylene pipes for cold and hot water up to the plug, sewage with PVC pipes up to the plug. Electrical installations with installed switchboard, lighting and pipe networks for various types of installations, including wiring from the relevant service providers.
Heating installation:
- A heating system with central heating and air conditioning was installed according to the project.
