Main features:
- Monolithic construction with reinforced concrete columns and slabs, partition walls made of multi-chamber ceramic blocks Porotherm 25 by Wienerberger;
- Facade with optimal glazing of the apartments and common areas in order to achieve high energy efficiency and maximum natural light in the apartment;
- High degree of fire safety ... degree of fire resistance;
- The structures are provided with seismicity level IX on the Medvedev-Sponheuer-Karnik scale;
- A richly landscaped garden with places to relax, a playground and a dog enclosure;
- Designated locations for outdoor air conditioner units with built-in piping and drainage.
Energy efficiency and insulation:
- A building with low energy consumption and minimal environmental footprint. A central renewable energy system has been built to minimize energy consumption in the common areas;
- Basement with waterproofing bath, which provides complete waterproofing under the foundation and on the walls, consisting of 2 layers of Bitumen waterproofing membrane, made of a special type of bitumen, modified with thermoplastic elastomer materials (SBS). At the next stage, 5cm XPS and an additional protective embossed HDPE membrane are laid on the walls. In this way, the protection and drainage of foundations and basement walls are guaranteed, as an effective solution to problems related to atmospheric and soil moisture;
- Roof – a vapor barrier foil is placed on the reinforced concrete slab, which helps with thermal efficiency by reflecting a large part of the infrared rays back into the room and improving the comfort of living. This is followed by an additional 12cm XPS thermal insulation, providing protection and guaranteeing the reduction of energy costs. We continue with concrete for the slope and to finish we add 2 layers of bitumen membrane, of which the second layer is sprinkled;
- Ventilated curtain wall with additional thermal insulation made of stone wool, which provides excellent sound insulation and fire protection;
- The highest class PVC joinery (energy class A++) Schüco with an innovative 7-chamber plastic window system and triple glazing with excellent thermal insulation values. High noise insulation, protection from cold, moisture and drafts are guaranteed by additional EPDM seals, providing peace and quiet for your home.
Inner part:
- High-end Orona elevator with stops on each floor and capacity for 6 people, disabled access
- Gas outlets and pipe installations for each apartment up to the distribution board;
- Electrical power up to 10 Kw per apartment, ensuring trouble-free operation of all systems;
- High-class armored entrance door Solid 55 with the option of additional security;
- Video surveillance and controlled access to the building.
Parking spaces and garages:
- Heated ramp to the garage, which allows for trouble-free entry and exit in poor weather conditions;
- Polished concrete flooring, reinforced concrete slab ceilings and basement level storage spaces in garages.
WARRANTY PERIODS:
- Building construction – 10 years.
- Waterproofing works – 7 years.
- All construction, installation and finishing works – 5 years.
- Internal installations – 7 years.
- The warranty periods are determined in accordance with Art. 20, para. 4 of Ordinance No. 2 and begin to run from the day of issuing a permit for use of the construction site, in accordance with Art. 20, para. 3 of Ordinance 2, in connection with Art. 160, para. 4 and para. 5 of the ZUT.
Payment Schemes:
Option I:
- 50 % on a preliminary contract.
- 30% at stage act 14.
- 10% at stage act 15.
- 10% at stage act 16.
Option II:
- 30 % on a preliminary contract.
- 30% at stage act 14.
- 30% at stage act 15.
- 10% at stage act 16.
Option III:
- 20 % on a preliminary contract.
- 80% at stage act 16.
